How do I create a group of 3 real estate agents, one as team leader and two as team members in a way that will allow all three team members to see all leads and contact assigned to any member of the group?

You can create 2 security groups.
1: Team Leaders
2: Team Members

You can create separate users for each group. The ROLES creation and setting is the main point. You have to create the 2 separate roles.
For each role you can set the values like.
i.e for Leads

Access=Enable
View= Group
List= Group

if you want to give edit and delete access then you can select the appropriate values for them as well. otherwise you can set it to enable only for record owner.
